These Terms and Conditions ("Terms") govern your access to and use of the Umno Property Deal Checker website and related services (the "Service").

By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service. The Service is intended for persons aged 18 or older.
Umno Property Deal Checker is a decision-support tool that helps prospective residential property buyers review property listing information before making an offer. The Service currently supports residential properties in Spain, Portugal and Greece.
The analysis may identify, among other things: inconsistencies in the listing, price and market signals, missing or suspicious information, potential risks, questions to ask the seller or agent, documents to request, indicative costs and potential negotiation considerations. The exact features may change over time.
All information provided by the Service is for general informational and decision-support purposes only. The Service does not provide:
A generated report must not be treated as confirmation that a property is legally compliant, structurally sound, correctly priced or free of defects. You remain solely responsible for verifying information before making an offer or purchasing a property. For material decisions, obtain appropriate professional advice from qualified lawyers, surveyors, valuers and other professionals in the relevant jurisdiction.
The Service does not guarantee that any report is accurate, complete, current or error-free. Property markets, prices, taxes, regulations and other circumstances can change. Reports are intended as time-specific decision-support tools. Unless otherwise stated, a generated report is considered most relevant within approximately 48 hours of generation — this refers to the potential relevance of information, not the storage period.
5.1 The Service may accept property listing URLs from third-party portals (e.g. Idealista, Green-Acres, Imovirtual, Spitogatos). These are independent third parties. Umno is not affiliated with, endorsed by or responsible for any third-party portal or the accuracy of its listings.
5.2 When you submit a URL, the Service may, at your request, retrieve the publicly accessible listing page once in order to read the information you have asked us to analyse. Umno does not circumvent technical measures that a portal uses to restrict automated access. Where a page cannot be retrieved, you may instead upload screenshots of the listing or enter its key details yourself.
5.3 You are responsible for ensuring that your use of a third-party URL and any screenshots you upload comply with applicable law and the relevant portal's terms, and that the screenshots and details you provide relate to the listing you want analysed. Information read from screenshots or entered by you is not independently verified against the listing; the report relies on it as provided.
5.4 Where available, the Service compares the asking price with official public statistics (for example, from Statistics Portugal (INE) or the Spanish Ministry of Housing and Urban Agenda). These statistics describe an area as a whole, may relate to an earlier period and are not a valuation of the specific property.
You represent that you have the right to provide the information you submit, your submission does not violate applicable law or third-party rights, and you will not submit malicious code or highly sensitive personal data belonging to another person.
You retain ownership of content you provide. You grant Umno a limited licence to process and transmit the submitted information (including any screenshots) solely to provide the Service, including transmitting relevant information to third-party AI providers used to generate the analysis.
The Service uses third-party AI technology (including Anthropic) to perform analysis. Information submitted may be transmitted to the relevant AI provider to generate the requested output. Umno does not use submitted information to train its own AI models.
The Service provides one free analysis per day without requiring an account. Access is subject to a technical daily limit enforced using device identification technologies and IP address information to prevent abuse.

Prices are displayed before payment. Every option is a one-time purchase and does not renew automatically.
A report pack is provided as a report key. Each full report that is generated or unlocked with the key uses one report from the pack. When a pack is bought while viewing a free preview, that report is unlocked with the first report of the pack. Unused reports remain available for 12 months from the date of purchase and then expire.
Payments are processed by Stripe Technologies Europe, Limited. Umno does not store full payment card numbers. Limited transaction information may be retained for accounting, fraud prevention and customer support purposes.
Refunds are generally not available once the requested paid report has been generated or made available. Umno may provide a refund or replacement where:
If a report could not be generated because of a technical failure, the report used from your key is returned to it automatically.
If you request it within 14 days of purchase, the unused reports of a report pack will be refunded in proportion to the price of the pack. Reports that have already been generated or unlocked are not refunded.
Nothing in this section limits mandatory rights available to consumers under applicable law.
If you are a consumer in the European Union, you have a statutory 14-day right of withdrawal from a distance contract, subject to applicable legal exceptions.
Because the Service is a digital service that begins immediately after purchase, at checkout you will be asked to provide a separate express acknowledgement that:
For report packs, the right of withdrawal is lost for each report once that report has been generated or unlocked. Unused reports may be refunded as described in section 11.
A general acceptance of these Terms alone does not constitute the required acknowledgement. The separate acknowledgement at checkout is required.
The Service, including its software, design, interface, branding, workflows and methodologies, is owned by or licensed to Umno. You receive a limited, non-exclusive, non-transferable right to use the Service for its intended purpose. You may not copy, reverse engineer, scrape, circumvent technical limits, resell access or remove proprietary notices.
You may use a generated report for your own personal or internal decision-making purposes. You may not represent an Umno report as a professional valuation, legal opinion or independently verified due-diligence report.
Report keys are for the purchaser's personal use. You are responsible for keeping your report key confidential: anyone who has the key can use its remaining reports. The report key may be stored in your browser's local storage. Umno may deactivate a key where there is evidence of misuse or fraud, or where the related payment has been refunded.
The Premium Pass previously offered has been replaced by report packs. If you bought a Premium Pass, contact us at umnoestate@gmail.com and we will issue a replacement report key.
Nothing in these Terms excludes liability that cannot lawfully be excluded under applicable Bulgarian or EU law, including liability for fraud or wilful misconduct.
Subject to the above, Umno shall not be liable for indirect, incidental or consequential losses arising from reliance on an AI-generated report, a property purchase decision, inaccurate third-party listing information, or unavailability of third-party services.
To the extent permitted by mandatory law, Umno's aggregate liability arising from a paid Service shall not exceed the amount actually paid by you for the specific Service giving rise to the claim.
The Service is provided on an "as available" basis. Umno does not guarantee uninterrupted availability. The Service may occasionally be unavailable due to maintenance, hosting issues, third-party service failures or circumstances beyond Umno's reasonable control.
Umno may modify these Terms to reflect changes in the Service, technology or legal requirements. Material changes will be communicated through the website where required by law.
These Terms are governed by the laws of the Republic of Bulgaria. Any dispute shall be subject to the jurisdiction of the competent Bulgarian courts, without prejudice to any mandatory rights of EU consumers, including any right to bring proceedings before the courts of their country of habitual residence.
